Our comprehensive Traditional service is based on the RIBA Plan of Work and covers every stage of a construction project from concept to completion.

We provide fixed fees for each service with unlimted options or meetings to ensure you are completley satisfied at each stage.

Consultation

RIBA Stage 1

We begin with a free consultation to understand our clients’ requirements and formulate a brief for the project. During Stage 1, we set the tone and outline the scope by identifying key priorities and ambitions. We also offer feasibility studies and development appraisals to our commercial clients in order to assess GDV.

Using Virtual Reality and 3D printed models we develop multiple solutions based on the project brief and present initial concept designs. The design is developed in line with local planning guidance and, at the end of Stage 2, we obtain Planning Permission, Listed Building Consent and Conservation Area Consent as required.

The approved designs are developed to ensure compliance with Building Regulations. Aspects such as accessibility, electrics, drainage, ventilation, energy, structure and construction. We provide most services within our quotation, such as interior design, quantity surveying etc to reduce external consultants where practical. At the end of Stage 3 we obtain Building Regulations for the works.

Stage 4 takes the proposals to the next level of detail and concludes with a full package of Tender Documentation, which can be issued to contractors for pricing. Our tender packages include full construction details, as well as material specifications and schedules.

During the construction phase, we prepare and administer the construction contract on behalf of our clients and carry out site inspections to ensure compliance with the Production Information and Building Regulations.

After handing over the finished project, we obtain a Completion Certificate from Building Control and remain on hand to assist with any snags or defects found during occupation.
